A deposit dispute is won or lost on the quality of the paperwork. Every report we produce is written to be used — clear, thoroughly photographed, dated and time-stamped, and detailed enough to hold its own in front of a deposit scheme adjudicator.
We work as an independent third party. That protects the landlord, it protects the tenant, and it takes an awkward conversation off the agent’s desk. Agents across Ashford, Maidstone and Canterbury use us for exactly that reason.
A full written and photographic record of the property before the tenancy begins. Every room, fixture, fitting, decoration, flooring, appliance, garden and outbuilding — recorded with condition, cleanliness and any existing damage clearly noted. Meter readings and keys logged. Supplied as a PDF, usually within 24–48 hours of the visit.
We meet the tenant at the property, walk them through the inventory, agree the condition of everything on the day and record any points of difference. The tenant signs to confirm. Smoke and carbon monoxide alarms tested, meter readings taken, keys issued and logged.
A periodic visit to check the property is being looked after and occupied as agreed. We report on condition, cleanliness, garden upkeep and any maintenance issues starting to develop, with photographs throughout — so small problems get picked up while they are still small.
At the end of the tenancy we return to compare the property’s condition directly against the original inventory, line by line. Fair wear and tear is separated from damage, cleaning shortfalls and missing items, with photographic evidence for each point raised. Final meter readings taken and keys returned.
